My condo association says the damage is my responsibility. Is it?
Not necessarily. In Florida, the association's master policy generally covers the building as originally built, including drywall, while your HO-6 covers your interior finishes and personal property. Carriers and associations often draw that line in the wrong place. We read both policies and the declaration to put the claim where it belongs.
My Miami home was built before 1960. Does that hurt my claim?
Older homes often need code upgrades during repair (electrical, plumbing, roof attachment). If your policy includes ordinance or law coverage, those costs are claimable - but adjusters frequently omit them. We include them line by line.
